Completed for a national care provider; on time within ten weeks and on budget. The project commenced with major structural alterations to the existing apartment building. We then fully finished the building as a ten apartment service living facility, including kitchens, wet rooms, sprinkler system and external works.
A development of one four bedroom detached and two three-bedroom semi-detached dwellings. All three properties will be completed to an exceptional quality, generous specification. Like all our developments each plot was completed to NHBC standards and came with ten year warranty.
From design to completion, we have worked very close with our client to fully design and specify the building with large spacious living and service areas to the ground floor, 16 bedrooms spread over two floors with the second floor being in the roof space.
A project with many challenges! From the outset all the trees surrounding the building are protected, with access up a narrow steep drive for all the deliveries. This meant planning of the projects logistics had to be throughout and revised daily.
The foundation consisted of a 3.5m retaining wall excavated close to neighbours boundary, this was completed effectively with full tanking system.
The roof was the biggest challenge which comprises of six dormer windows, varied pitches and a diamond shaped vaulted entrance lobby with bespoke aluminium guttering, which was difficult to design and install but we got there with help from a specialist fabricators. The care home aims to be sustainable as we integrated 9KW of solar panels into this roof structure.
Structural alterations of the timber frame and alterations to the underfloor heating proved to be major challenges to the project. The original staff facilities were fully stripped out and converted to a specialist ABI assisted living apartment, including; accessible kitchen with rise and fall worktops and wet room with full provision for tracking hoist.
The following comments from our client make all the effort worthwhile.
“Very pleased with the end product and the contractors were brilliant. It would be nice to showcase the new apartment within an article in the Voyage Newsletter”
Alison, Service Manager
“The new apartment has come out very well and all credit to the site team and staff that have made this happen.”
Phil, Project Manager
Completed for our repeat business national care provider Voyage Care, The project also consisted internal alterations and refurbishments, which were completed while the home was fully operational. Communication between staff was paramount to ensure minimum disruption was encountered by the residents. The extension consisted of a activity room and additional bedroom all completed on time, on budget and to the high quality of finish we pride ourselves on.
From the initial quotation we saved the client 10% of their budget by value engineering the architect’s drawings.
The build of the project brought many challenges; the extension was off the dispatch bay for a wholesalers, which is a busy area for the company, our first challenge was to ensure the company’s day to day trading was not affected. The current site was an infill corner of the existing building on the corner of a road junction, with little space for construction. The project was completed to the full satisfaction of our client, who we still work with today.
A development of characterfully designed, 3 and 4 bedroom homes, accessed from a quiet road, creating a private cul-de-sac, providing a gated community feel.
All properties will be completed to an exceptional quality, generous specification and come with a NHBC ten year warranty.
We were appointed by Rotherham Council, to fully refurbish the school, the project was complete 2 weeks ahead of programme most within the summer holidays, which included all Toilet blocks, partial re plaster and full decoration, all internal doors replaced, suspended ceilings and lighting to class rooms and communal areas, re configuration of the entrance and cloaks area plus various other routine maintenance to repairs to the building. The project continued after the summer holidays which required logistical programming and safeguarding to be a priority for our team.
Two high specification office fitouts, both completed while in operation which required out of hours working and working carefully not to interrupt the day to day operation of both organisations. Glazed partitioning systems were used to provide professional and welcoming meeting rooms.
Appointed by South Yorkshire Fire and Rescue, we partitioned unused fire engine bays across 4 separate fire stations. The complete fitout of the areas included specialist sports flooring, air conditioning and lighting.
We were appointed by Brinsworth Parish Council to demolish their current community hall and construct a modern community hall under a design and build contract. The building hosts a resource centre, cafe, IT and meeting rooms. The main hall will have the capacity for large functions served by a commercial kitchen and bar.
The project came with many challenges; firstly, to create the new car park a 3.5m high retailing wall was constructed in sections due to being close to the existing building. The location of the project being close to the busy junction, along with the adjacent school and surrounding neighbours meant that logistics on site were planned thoroughly.
We work with various private companies, schools and other public organisations, including Rotherham Council, undertaking various minor works, maintenance, alterations, accessibility adaptations refurbishments and dilapidations. Our works is undertaken in a professional manor by our fully qualified and trained directly employed staff where ever possible.
